Permits and Inspections

If you are planning a construction project, you will likely need a permit.

Building permits:

  • Give you permission to start construction
  • Ensure your project meets safety standards and bylaws
  • Help avoid costly issues later

Inspections are required during construction to make sure the work is safe and done correctly.


Do I Need a Permit?

You may need a permit for projects such as:

  • New buildings or additions
  • Decks, fences, and driveways
  • Secondary suites
  • Swimming pools and hot tubs
  • Commercial or industrial construction
  • Agricultural buildings

If you are unsure, contact the Permit Administrator before you start.


How to Apply for a Permit

Step 1: Prepare Your Application

Submit:

  • A completed permit application form
  • All required drawings and supporting documents

Step 2: Submit Your Application

Send your completed application to the Municipality.

Once all required information is received, your application will be reviewed and processed as quickly as possible.


Step 3: Receive Your Permit

If approved:

  • You will receive your building permit
  • You must post the permit in a visible location on the property during construction

Inspections

Inspections are required at different stages of your project to ensure safety and compliance.

Inspections are completed as soon as possible after booking.


Permit Timelines and Expiry

  • Permits expire if work does not begin within 6 months
  • Projects must be completed within 24 months
  • Extensions may be requested if needed

Permit Fees

Permit fees vary depending on the type of project.

Residential, Commercial & Industrial

  • Typically based on building size (square footage)

Large / Part 3 Buildings

Two types of fees apply:

  1. Development Permit Fee
    • 0.75% of the first $1 million of construction value
    • 0.25% over $1 million
  2. Building Permit Fee
    • 1% of the first $1 million
    • 0.6% over $1 million
